Timing depends on pricing, condition, location, buyer demand, and competition. We will monitor Days on Market, showing activity, feedback, new listings, and sales each week so we can adjust quickly when needed.

Sellers should be prepared to provide all required property disclosures, including any known issues with the home, past repairs, insurance claims, permits, warranties, and major updates such as the roof, HVAC, water heater, plumbing, electrical, windows, and appliances.

It is also helpful to share information about HOA rules and fees, utility costs, flood zone or insurance details, survey information, recent improvements, and any transferable warranties. Providing complete information upfront helps build buyer confidence, reduces surprises during inspections, and can help keep the sale moving smoothly.

We will identify the improvements, repairs, cleaning, staging, and presentation steps most likely to make a difference—focusing on what helps your home show better without overspending.

Most inspections identify at least a few items, even in well-maintained homes.
